Working as your buyer's agent
When you come to the office to view property for a potential purchase at Lake Anna or the surrounding area, I will work with you in the capacity of a buyer's agent. Many people are unsure of exactly what that means and what my duties will encompass.
You can expect the following things from me as your buyer's agent:
- Evaluate your specific needs and wants and locate properties that fit those specifications. Continue to provide listings for your review as you dictate.
- Assist you in locating a lender who will determine from information you provide, the amount you can afford. This is called pre-qualifying and will make any potential offer more acceptable to the seller. I will show you properties that fit those criteria in the locale you desire.
- Assist in viewing properties; both accompanying you on prearranged showings with the assorted gate codes, alarm codes etc that entails or previewing potential "fits" on your behalf to make sure that they meet your specifications. Advise you of future plans for different areas of the lake and neighborhood amenities. Provde you with maps, literature and information to familiarize you with the area.
- Research the chosen property to identify any problems or issues with the home or the location to help you make an informed decision prior to making an offer to purchase.
- Advise you on structuring an appropriate offer to purchase the selected property, including appropriate inspections and contingencies.
- Present the offer to the seller's agent and/or seller on your behalf.
- Negotiate on your behalf to help obtain the property, always keeping your best interests in mind and your confidential information confidential!
- Assist in securing financing for the property that has terms and conditions favorable to you or review your prearranged financing at your request.
- Provide a list of qualified vendor (inspectors, attorneys, movers etc.) if these services are needed. Be present with you or on your behalf when these inspections take place and review results with you. Negotiate with seller via seller's agent to address items identified.
- Review property owner's documents and covenants with you to identify potential issues.
- Review settlement charges to be sure they are correct and conduct final walk through with you to identify issues to be resolved prior to settlement.
- Most importantly fully represent your interest through out the transaction.
